We are not promising triple digit returns or pie in the sky interest rates. This is what you would receive on a $100,000 investment plus profit sharing upon sale or refinance. Ownership interest in the property, $100,000 represents 1% ownership. Total debt including all equity raised will be capped at $8,000,000 Current value today is $10,000,000 – Estimated Value based on Income in the next 4 years is $16M - $18M. Estimated net income over the next 4 years is $5,000,000 Exit strategy is a sale or refinance around end of Year 4. Using a Sale of $17,000,000 less $8M (debt/equity) = $9M plus $5M (net income) = $14,000,000 Pre Tax Profit. You would receive 1% of $14M = $140,000 plus your $100,000 original investment which is included in the $8M debt/equity pay off at closing. Using Marshall Valuation Service and a 2007 hotel cost survey Total replacement cost is $16,875,800 or $89,765 per room. You would receive cash flow on your $100,000 over the next 4 years, we would pay 8% interest annually – payments of $667/monthly – this amount would be deducted from your $140,000 profit plus a small administrative servicing fee. If you didn’t need the monthly 8% income you would receive the entire $140K profit. Either way it works out to around 35% annual Return On Investment. Funds raised are used to expedite and complete remaining renovations and initiate an aggressive marketing campaign through the next 18 months.
